Bathrooms are often viewed by a prospective home buyer as being expensive rooms to renovate. If they don’t see a appealing bathroom then they will automatically see dollar signs to update it that will come off their offer price or else it can stop them from putting in an offer! For these reasons it is very important to pay attention to your bathroom when your home is up for sale.
Here are my tips on staging your bathroom for the market
1. Clean from top to bottom!
No one likes the idea of bathing in someone Else’s dirt. The bathroom is a high moisture area where germs thrive if not cleaned regularly. When staging your bathroom get out the cleaning gloves and clean every surface from top to bottom. Scrub down those bathroom tiles, wash or change out shower curtains. Once you’ve finished cleaning, keep it clean.
2. Carpets, Toilet Mats :
Carpets may be soft under foot but they hold onto moisture and odors and simply do not belong in a bathroom . Replace carpet with tiles or vinyl flooring. Remove those fuzzy toilet seat covers, tank covers and contoured mats in front of the toilet as they are considered germ traps and old-fashioned.
3. FLOOD THE BATHROOM WITH LIGHT:
If you have a window to your bathroom, clean it thoroughly, pull back the curtains or raise the blind too allow maximum light in .If you have a window over your bathtub area consider having beautiful-baths install a beautiful easy to clean bathroom vinyl shutter.

BATHROOM SINK FAUCETS

If you’re tackling a complete bathroom renovation, faucets seems almost unimportant in the grand scheme of things. But you should put the same thought into choosing your new bathroom sink faucet as you do that marble counter top or vessel sink, including understanding how your sink choices affect your faucet options. If you just want to perk up a tired old bathroom, a new faucet is a great and functional way to do it.
You may be shocked at the price of some bathroom sink faucets, but paying for quality now can save you a lot of future aggravation ,searching and paying for a plumber, or new faucets later. Look for solid-brass construction instead of plated metal, and check the warranty. If you need to pinch pennies, consider a different finish. Polished chrome is one of the most popular finishes because of its timeless color and least expensive price tag.

Bathroom sink faucets come in four basic varieties, based on the configuration of the sink on which they’re mounted: 8 inches, also called widespread; 4 inches; single hole; and wall mount. The first three can be mounted on the sink deck. If your sink has holes for a faucet, measure the span between the centers of the two outermost holes to determine which kind of faucet you need. If you have an under mounted or a vessel sink, you can choose a wall-mount faucet or put a deck-mounted faucet in the vanity counter top.
If you’re remodeling or just updating a tired bathroom, you can avoid busting the budget by keeping the same type of sink or by choosing one that can use the same kind of faucet. This will keep down your plumbing labour costs.

Most of the 8-inch or widespread faucets have three pieces, the tap and the hot and cold handles, which means some 8-inch faucets can fit holes not exactly 8 inches apart.
If the span is 4 inches, a 4-inch faucet is what you need. These usually have a base and come in one solid piece. Another option is a 4-inch mini-widespread — a seeming contradiction in terms — that comes in three pieces, like an 8-inch widespread, but it will fit a smaller bathroom sink with a shorter spread. Again, some of the mini-widespread models can be used with less-than-standard measurements.
Single-hole faucets have one stem and may have a single lever to control the water flow and temperature, or they may have two handles attached to a single spout. Either way, it needs only one hole for installation.
For a vessel sink, you can choose either a wall mount or a deck mount, and drill the appropriate holes in either the wall or the counter, respectively following the manufacturer’s guidelines but remaining flexible when it comes to vessel sinks and their faucets.
Some general rules for a wall-mount faucet .It should have a long enough tap to reach over the sink — ideally with the spout above the center of the bowl — and the tap should have a minimum of 1-inch clearance above the sink rim.

Configuration isn’t the only faucet decision you’ll need to consider. Design variations abound with today’s bathroom sink faucets, providing a great opportunity for coordinating with your other choices. Is your bathroom contemporary, rustic or traditional? As you can see, manufacturers offer products in all of these styles.

Your faucets should match or complement the tub faucets as well as other hardware in your bathroom, such as towel racks, hooks and the toilet paper holder. Choosing from a manufacturer’s design series can take away the guesswork when making your decisions.
If you don’t opt for exact matches between all your plumbing fixtures, stick with the same finish or color. And that brings you to an array of choices, from chrome, to polished or brushed nickel, oil-rubbed bronze, brass, copper or even colors. Whichever you choose, consider how it will look with all your other design choices and pay close attention to the manufacturer’s warranty.

Christmas Bathroom Decorating Ideas

Christmas will be exciting this year in our home thanks to our very excited 4 yr-old grand daughter.  She has had a hand in all the decorating this year and she has not spared even our guest bathroom.

Here are some handy tips to guide you in decorating your bathroom for the holidays.

1.      Holiday Pictures:

  • While the bathroom area may have limited wall space, you can simply change out your existing pictures with holiday ones. In our home we have hundreds of great Holiday shots from over the years. We simply place them in frames and hang them up.
  • If you have a certain theme or a color scheme then purchase some pictures that reflect the theme you want to use. Check charity shops as they usually receive lots of donations every holiday season. If you lack wall space, then hang a colourful Christmas shower curtain.

2.      Floor Rugs:

  • I have tiled floors in my bathroom and stepping on a nice plush rug is wonderful on a cold day. Your guests will also thank-you.
  • There are great deals on Holiday themed rugs this time of year.

Our bathrooms contains a plush snowman bathroom rug however, if you want a more sophisticated holiday theme then choose a nice plush rug in a color that matches your existing color theme.

 3.      Lighting

  • Light up your bathroom for Christmas with some beautiful candles. If you use candles select ones with a Christmas scent, such pine. Cinnamon or evergreen .There is endless possibilities even battery operated ones.

DIY BATHTUB REFINISHING KITS -PROS AND CONS

I have heard many horror stories and received many frantic telephone calls from DI-Your-selfers  who purchased a DIY Bathroom  Refinishing kit at their local hard ware store and decided they were up to the doing the job themselves to save some money. All of these jobs went poorly and the Bathtubs were left in a terrible peeling or yellowing state. The end result being that they not only needed a professional to rescue them but the job ended up costing more because now the Bathtub had to be stripped of the coating they put on before .

 

THE PRO’S OF REFINISHING KITS:

To be honest, there are not many points in favour of DIY Bathtub Refinishing, minus the cheap price tag and the fact that you can complete the job yourself in around your own schedule. , if you’re wanting to do the job correctly (and I’m sure you do), it requires a high skill level that the average weekend handyman just doesn’t have.

THE CON’S OF REFINISHING KITS:

  • In order to prepare the surface correctly, it needs be totally clean of all dirt, soap scum, caulking, calcium deposits, and any products that may have built up on the Bath Tubs surfaces from years of using hair and bathing products. The reason I mention this as a con is because it takes hours of scrubbing, using harsh cleaning chemicals, tools and scrubbers, using a straight edge razor, and a lot of patience to truly clean the surface properly.
  • If you purchase a home with a Bathtub that has had a DYI refinishing job you will need to work with a very harsh paint stripper to strip all the finish off in order to clean the Bathtub of all the old paint.
  • The use of harsh chemicals (such as Hydroflouric Acid compounds), fast-drying fibreglass body filler, various solvents and industrial-strength cleaning agents, and application of the Polyurethane topcoats and primers, provide a formidable opponent when the do-it-your -selfer is new to the game.
  • If you were to tackle Bathtub Refinishing yourself, you would need to wear an appropriate breathing apparatus (full face respirator) – one that would allow you to breathe comfortably, as well as be able to move around easily. You should also wear goggles, and rubber gloves.
  • You should be able to mix (and spray) urethane primer according to manufacturer’s recommendations.
  • You should be able to correctly mix (and spray) the Polyurethane topcoats to supplier specs.

Choosing The Right Toilet

The world of Bathroom toilet design has become huge. Toilets are no longer boring looking or being hidden in a corner. They’ve become another Bathroom Design feature. Selecting the correct toilet can be overwhelming so I decided to condense what I have learned in some easy steps to help others select the best toilet to meet their needs in way of functionality and Aesthetics.

1)    Color: White never goes out of style so it’s always a safe choice, keep in mind re-sale. Your color choice may not be to someone else’s  liking.

Also, other colors or graphics can be more expensive.

2)    Style: Do you want to convey a look that’s contemporary, traditional, casual or formal?  All these styles do not affect functionality.

3)   Toilet bowl shape:  Regarding the toilet bowls shape, you can choose an elongated shape or a round one. The round front tends to be two inches shorter, and works well for smaller spaces. The larger elongated front is more comfortable and sanitary, since there is less drip on the toilet.

4)   Size:  Toilets come in many different lengths, widths and heights .Be certain to measure the space available for the toilet to ensure a comfortable fit. Also, you must consider the rough-in space, which is how far the center of the toilet bowl is from the finished wall, since this limits the size of the toilet you can install.

 5)  Toilet trap way’s size: The trap way is the part of the toilet that water and waste exit. The minimum standard size is designed to accommodate waste of up to a 1 ½ inch diameter. The larger the trap way, the less likely clogging will be.

 

6).   The flushing system: Gravity or pressure:

  • Gravity-fed toilets work the old-fashioned (and most reliable) way. Upon flushing, water goes from the tank into the bowl (by means of reliable gravity). When enough water builds up, the weight forces everything through the S-shaped trap way, at which point a siphoning action takes over and finishes the job.
  • Pressure-assist tanks are completely sealed and rest inside the toilet housing. When the tanks fill with water, the trapped air gets compressed. The pressure-assist results in a more efficient flush. A more efficient flush means that the water surface in the bowl can be larger. And a larger water surface means less frequent cleaning. The potential drawbacks are that pressure-assisted tanks are louder and sometimes tougher to repair than conventional gravity models.

7). Toilet Types: 1 or 2 piece toilets or Wall Mounted:

  • Typically, you will find the more inexpensive toilet to be the two piece toilet, with the bowl and tank being two separate connected pieces.
  • A one piece toilet connects five to six parts into one seamless looking piece. These have a bit more style to them (with a correspondingly more expensive price tag), and need less space and are easier to clean.

The wall mount toilet cost more to purchase and install, is great for transfers from wheelchair or walker, requires thicker wall for mounting, drain for toilet must be on wall rather than floor and are easy to clean underneath

8) Toilet Seats: That’s correct, not all toilets come with a toilet seat!

Toilet seats do not  come in sizes, but they do come in two different shapes: round toilet seats and elongated toilet seats, each of which correspond to two different toilet bowl shapes. Round toilet seats are still the standard in most homes, and they’re the toilet seats you typically see most often. Elongated toilet seats are becoming more popular, and they have a long oval shape. Before you begin shopping for toilet seats, find out if you have a round or elongated toilet bowl so you can shop accordingly.

  • Pick a mount type. Decide whether you want a conventional bolt-and-nut mount or an integral bolt and nut. While they look better in the beginning, integral bolt-and-nut mounts can be very frustrating when they need to be removed, as the nut must be drilled out to remove the seat. Conventional bolt-and-nut mounts are easier to use and still the standard for most toilet seats.
  • Choose a material. Decide whether you want plastic, wood or a cushioned seat. Most toilet seats are made of high-impact plastic or a plastic coating over composite wood. Plastic seats are available in white, black and several pastel colors. Plastic toilet seats can be very cold in winter and also in summer when central air is running, and they are more likely to split and tend to show marks from cleaning. Natural wood is warmer, but it can be stained or damaged by many toilet bowl cleaners. Cushioned seats are nice and soft but tend to crack and split over time. If warmth is a big concern, consider buying a heated toilet seat.
  • Think about padding. Soft toilet seats are more comfortable for people recovering from surgery or childbirth, but they can make transfers to and from wheelchairs or shower benches more difficult. Firmer seats are better for transfers. Some people prefer soft toilet seats over the standard hard ones simply because they find padded toilet seats to be more comfortable and warmer than regular toilet seats.
  • Choose a style. Toilet seats are made in a wide array of styles, so whether your bathroom is sleek and modern or comfy and traditional, you can find the perfect seat for your toilet.

9). Maintenance features: Some toilets have features designed to make it easier to take care of them. For instance, Toto, an innovative Japanese manufacturer, has Sana Gloss, a ceramic glaze which prevents bacteria and mould build-up, making the toilet easy to clean. American Standard has its Easy Clean feature. The designers at Kohler have come up with an insulated liner that prevents moisture from condensation on the toilet tanks outside.

 10). Unique Luxury toilet features: High end toilets may come with heated     seats, warm air drying systems and built-in bidets, such as the Toto Washlets. Kohler Comfort Height toilets have a higher seat, making sitting down and standing easier.
